This corridor splits neatly in two. Spearwood and parts of Munster carry older stock — post-war homes on original drainage, big blocks, established trees. Yangebup, Beeliar, Hammond Park and Aubin Grove are estate country: homes under twenty years old where the problems aren't age, they're volume builder shortcuts — builder-grade tapware failing early, flexi hoses reaching their design life all at once, and hot water units from the same build year aging out street by street. We're based in North Coogee; every suburb here is inside fifteen minutes.
Whole streets fitted out the same year means whole streets hitting the 5–10 year hose design life together. Burst hoses average $30,000 in damage nationally — a ten-minute check per wet area is the cheap alternative.
